Types of Appraisal Reports

Comprehensive Appraisal Report

Need a detailed report for a high-scrutiny situation? A Comprehensive Appraisal Report is appropriate when a third-party will be the primary user of the report. This type of analysis and report is often prepared for I.R.S. matters, litigation, and similar circumstances. Typically, a Comprehensive Appraisal Report is a 50-70 page document - it’s the “full song and dance."

The right solution when:

  • You need a thorough discussion of the important facts, analyses, and methodologies that impacted the appraiser’s opinion of value
  • The user of the report is a third-party such as a court, a banker, or the Internal Revenue Service

Restricted Appraisal Report

Do you want a full analysis, but you don’t need a report prepared for an outside party? A Restricted Appraisal Report is appropriate when the client (and their professional advisors) will be the only users of the report. This service represents a full appraisal, but is documented in a shorter report. Oftentimes, a Restricted Appraisal Report is about 30-40 pages in length.

The right solution when:

  • The client (and their professional advisors) will be the only user of the appraisal
  • A “professional opinion” is needed, but a full discussion of the important facts, analyses, and methodologies that impact that opinion is not required
